Recently found this video of the construction of the Monroe Point Community that we wanted to share!



The Monroe Point community in Colonial Beach, Virginia, was developed by J.L. Builders and Ryan Homes. These builders collaborated to create a waterfront townhome community offering various floor plans, many with scenic views of Monroe Bay. The development includes tri-level townhomes with one-car garages, three bedrooms, and three bathrooms, with the "Bay View" model being particularly popular. Property records indicate that townhomes such as 314 Monroe Point Drive were built in 2007, while others like 210 Monroe Point Drive and 213 Monroe Point Drive were constructed in 2008. Development continued over several years, with homes like 205 Monroe Point Drive being built as late as 2011 .


This phased construction approach allowed the community to expand gradually, offering a range of townhome options with scenic views of Monroe Bay. The development includes amenities such as a marina with over 50 boat slips and a one-mile nature trail along the water's edge, enhancing the waterfront living experience.
